This beautiful family house, situated in the quiet picturesque village of Villa Viani is only 9km from the sea. The use of traditional stone ensures that the house is both warm in winter and cool in the summer. The guttering and pipes are all made from copper. The heating is very economical comprising an attractive wood pellet burning stove. There are radiators in all of the rooms. There is also a secondary mains gas heating system should it be required and the hot water is provided by gas as is the power for the hob in the kitchen.
There is also a solar panel which provides plenty of hot water throughout most of the year.
All of plumbing, wiring, double glazing and insulation has been completed with energy saving in mind and is certificated.
Outside there is a large,enclosed South facing garden (ideal for children) and an allotment comprising approximately 350 square metres in total. It contains many well established decorative trees as well as, plum, peach, pear, almond and trees. Villa Viani is a small, friendly village which has a local shop selling just about everything. Villa Viani is well known for Olive Oil production and also for its annual “Festa” which is held over two days in July. People come from all over Liguria for the food and dancing. There are also many good walks from the village and mountain bike routes. The ski resort of Monesi is only an hour’s drive away.There is also a regular bus service to the town of Imperia. The village of Pontedassio is only a five minute drive away and has many shops including a Post Office, bank, restaurants and bars.
Our house is being sold privately to avoid estate agents fees for both ourselves and the buyers so that there will only be the costs of the solicitors to be paid on completion.
The price includes all curtains, fixtures, fittings, furniture and kitchen appliances. Other items may be purchased if required.
